Assessing

The Selectboard has contracted with Avitar Associates of New England to perform the duties and functions of Assessor's Agent and Town Appraiser. The Selectboard Offices assists with tracking ownership and address changes, processing property tax exemptions, credits, current use and other forms of property tax relief, property card questions and copies, and as the point of contact for assessing questions. 

Revaluation

Every five years, the Town of Walpole conducts a full re-evaluation of property assessments to ensure the Town's assessment is equal to fair market value. In 2022, Walpole updated the assessment values of all real property based on an analysis of real estate sales. The next full re-evaluation will take place in 2027.

Equalization

The real estate market is constantly changing. To monitor how close the Town's assessment is to the fair market value of your property, the New Hampshire Department of Revenue Administration (DRA) conducts an equalization study every year.  For example, the 2021 equalization ratio was .748 which means that, on average, the Town's assessed value for each property was taxed at 74.8% of what the market would value the property. In other words, if your property was valued at $100,000, you were taxed by the Town as if your property was worth $74,800. In this case, the assessed value is lower than its full value.
