ZONING BOARD OF ADJUSTMENT

Meeting of September 16, 2009

 

Present:  Chair Myra Mansouri, Regulars: Peggy Pschirrer, Leo Carignan, Mary Therese Lester, and Alternates:  Bill Webb, Jan Galloway, and Ernie Vose.

Absent:  Regular: David Calhoun.

 

Chair Mansouri opened the meeting at 7:30 PM.  Chair Mansouri appointed Ernie Vose as a regular for the meeting to replace David Calhoun.

 

NEW BUSINESS:  Brian and Kerry Pickering Hearing.  Brian Pickering was present for the hearing.  Chair Mansouri explained Mr. & Mrs. Pickering are requesting a variance of Article 10 of the Walpole Zoning Ordinance – an Expansion of a Non-Conforming Use at 88 Alstead Center Road in Drewsville, NH.  Mr. Pickering explained they would like to erect a 12’ x 12’ shed, explaining the shed would be attached to an existing garage. Mr. Pickering informed the Board on April 16, 1998; the Zoning Board approved a Variance of Article V section C-2 for the placement of the garage.  The garage is 14 feet from the property line. The shed would be in the back of the garage, which will be further away from the property line than the garage is.  The shed will be 20 feet from the property line; however, as the shed will be attached to the garage a variance is needed.  After reviewing paperwork submitted regarding the April 1998 approval and updated map drawings Mary Therese Lester moved to approve the request, noting there were no abutters present to refute the request.  Motion sectioned by Peggy Pschirrer.  All voted in favor, so moved.

 

OLD BUSINESS:  Industrial Zone Changes.  After reviewing the draft of the changes made by Peggy Pschirrer, the Board requested minor changes made.  In section D. Boundaries of Industrial District:  Addresses will be given, further showing where these properties are located.  Peggy will redraft.  Chair Mansouri would like to present Article VII, Industrial District changes to the Planning Board members at their October 2009 meeting.  Jan Galloway Leclerc, Bill Webb and Ernie Vose will attend the next Planning Board Meeting, October 13, and present the changes to the Planning Board at that time.

 

At this time the Board thanked Peggy Pschirrer for the hard work and dedication she put in to drafting up the proposed changes to Article VII – Industrial District.

 

GRAVEL PITS:  Gravel pit inspection is due by the Zoning Board.  The following pits will be reviewed.

            1)  Joe Sawyer Pit – Rt 12     - Leo Carignan and Jan Galloway Leclerc.

            2) Whitcomb’s new pit in Drewsville – no activity done – do site visit needed.

3) Lane Construction pits – Cold River Road and Whipple Hill – Ernie Vose and     Peggy Pschirrer.

4) George Graves Pit – Wentworth Road – Myra Mansouri and Mary Therese Lester.

5) Hodgkins Pit – Route 12 and Drewsville Road - David Calhoun and Bill Webb.

 

 

Chair Mansouri noted the next Zoning Board meeting will be held on October 21, 2009.

 

With no further discussion to follow Ernie Vose moved to adjourn the meeting.  Seconded by Mary Therese Lester.  All in favor.

 

Chair Mansouri closed the meeting at 8:27 PM.
